Residential Building Reports

There are many different circumstances under which professional surveys and reports on property are required. I can work with you to establish exactly what is required and to arrange for its production.

Residential Building Reports are prepared following a detailed visual inspection of the dwelling and include assessments of the site and its location, the design, the structural framework and fabric. A Building Report details defects, defective materials, building practice, workmanship and essential repairs. Tests of services are outside the scope of a Building Report but general observations on services are included and specific tests by suitably qualified engineers can be arranged.

These are not full structural surveys and no destructive tests are carried out. Such surveys are carried out by structural engineers and I can commission them on behalf of my clients.

The main purpose of a report is to provide an account of the general condition of the property and to identify essential repairs. Reports are written in plain English.

I can incorporate a Reinstatement Cost Valuation and/or an Open Market Valuation at minimal extra cost reflecting the research necessary to provide such valuations. I do not provide valuations for loan purposes nor RICS Homebuyers Report. My reports provide significantly more detail than Homebuyers Reports at around the same cost. I make all the inspections personally and prepare the written reports. Costs vary according to size, accommodation and date of construction but start at £350 with no VAT to add. If required, I can prepare estimates of costs of repairs and remedial work and I charge for this additional work at an hourly rate.

The building report is prepared following a visual inspection and will comment on the general condition of the property, particularly structural elements. However, this will not indicate every single defect in the property, particularly minor ones which would not materially effect the structural stability of the property. Whilst I do not carry out any tests, investigations or enquiries into actual or potential pollution/contamination, any indications of pollution or contamination noted from inspection will be reported with recommendations for future action.

Constructional defects

A constructional defect report concentrates on one particular defect specified by the client. Common examples are reports commissioned when evidence of movement or damp is discovered. It will report upon the cause of the defect and any remedial works necessary. I can prepare constructional defect reports.
