Planning ReportsMany people will at some time want to know what the development potential of a particular piece of land is. Often this occurs when they are considering whether to buy a property or when reviewing an existing landholding. We can meet this need by providing an objective assessment based on our knowledge of the planning system and our wide-ranging experience of achieving development. We can prepare a planning report which will investigate and clearly explain the development possibilities of a particular piece of land. As part of the preparation for the report we will consult a variety of historical sources looking at the previous uses of the land and its past planning history. We will visit the site to assess any existing physical constraints or opportunities both on the site and in the surrounding area. We will also consult with relevant statutory bodies and review any relevant existing files that are publicly accessible. From this evidence, we will produce a reasoned assessment of the possibilities, and make recommendations on those which offer the best balance between likely success and financial return. back Making Planning ApplicationsGetting planning permission can mean an enormous increase in the value of your property and can let you do what you want, whether it is an extension for more living space, building your dream home or developing a large site for a major housing scheme. We can make planning applications on your behalf for any size or type of project or advise you how to apply on your own behalf. Putting together a planning application so that it has the best chance of success needs a comprehensive knowledge of the rapidly changing planning system, the experience of constantly negotiating with local authorities and access to a wide range of specialist technical services. A planning application these days may require several specialist technical reports, which can be expensive. From our experience we know whether a report is really needed, exactly what it should cover and because we regularly commission such reports we can find the right specialist at the right price. back Objecting to Planning ApplicationsWhat happens to other properties nearby can adversely affect your property or your quality of life. When this happens it is vital to make the most of your opportunity to influence those changes, you may only get one chance to have your say! Whether you think that the proposed changes are completely unacceptable or whether you just want them to be amended slightly we can use our knowledge and experience to help you get what you want. From a simple briefing meeting where we can explain how you can object yourself, including tips on how to make the most of your objection, to objecting on your behalf. We can pursue your objection in writing, in discussions and by presenting and arguing your case at formal meetings. back Planning AppealsA planning application is the first opportunity to get permission for your development but it is not the only opportunity. If your planning application is refused it will normally be possible to appeal that refusal. If you appeal the application will then be decided by an independent Inspector appointed by the Planning Inspectorate. The appeal can be decided by means of written representations, an informal hearing or a full public inquiry. We can advise you on which method to choose for the best chance and we can conduct the whole appeal on your behalf. We can prepare written material, commission specialist services, appear on your behalf at informal hearings and public inquiries and attend formal site visits.
