Planning (continued)Creating Development BriefsIncreasingly these days getting permission for a development depends on providing a wide range of information that addresses not only the planning issues affecting a site, but also deals with the social, economic and environmental effects of the completed development. Presenting this information in a clear and persuasive way not only helps to secure permission but can also minimise objections by alleviating fears for the future. We can produce a development brief containing all the crucial information for your site which will not only ‘sell’ your site to the local authority but also to prospective purchasers. back Planning EnforcementOn occasion people can find themselves in conflict with planning requirements. It may be because of an unauthorised use of land, operation of a business outside permitted hours, an increase or change in traffic or for many other reasons. If enforcement action is pursued by the local authority it can ultimately result in criminal convictions and large fines. We can act on your behalf to prevent enforcement action and to secure planning permissions to authorise the existing situation. Acting from a position of knowledge and experience we can often recover situations that have become very serious but we would always advise clients to contact us at the very earliest opportunity so that cost is minimised and the chances of a successful resolution are maximised. back Local Plan RepresentationsDevelopment in the UK is now largely controlled by Local Plans. These are produced by the local authority and set out the principles that will guide planning decisions in their area, and maps the areas that are considered suitable for new development. The Local Plan is reviewed on an infrequent basis and consequently the opportunity of influencing it may only arise once every five years or longer. It is reviewed through the publication of a draft new Local Plan for comment and the representations made are considered by the local authority who make changes where they feel the representations are justified. A public inquiry is then held by an independent inspector to consider the remaining representations which object to the draft Local Plan. At the end of the inquiry the inspector makes recommendations how the draft Local Plan should be changed. We can make representations on your behalf to influence a new Local Plan. Depending on the outcome you want we can propose the inclusion of your site for development, we can oppose the inclusion of a competing or unsuitable site and we can support an existing allocation within the Local Plan. back Listed BuildingsLiving in a listed building can be a wonderful experience, a chance to be part of history. However because of the constraints affecting a listed building and its surroundings mean that it is important to understand what the listing means before buying and before undertaking any changes. In the worst case failure to follow the requirements when dealing with a listed building can lead to a criminal prosecution and/or large fines. We can advise on the implications of owning a listed building and we can act for you if you wish to make changes or improvements. back
