Residential Building ReportsThere are many different circumstances under which professional surveys and reports on property are required. We can work with you to establish exactly what is required and to arrange for its production. Residential Building Reports are prepared following a detailed visual inspection of the dwelling and include assessments of the site and its location, the design, the structural framework and fabric. A Building Report details defects, defective materials, building practice, workmanship and essential repairs. Tests of services are outside the scope of a Building Report but general observations on services are included and specific tests by suitably qualified engineers can be arranged. These are not full structural surveys and no destructive tests are carried out. Such surveys are carried out by structural engineers and we can commission them on behalf of our clients. The main purpose of a report is to provide an account of the general condition of the property and to identify essential repairs. Reports are written in plain English. We can incorporate a Reinstatement Cost Valuation and/or an Open Market Valuation at minimal extra cost reflecting the research necessary to provide such valuations. We do not provide valuations for loan purposes nor RICS Homebuyers Report. Our reports provide significantly more detail than Homebuyers Reports at around the same cost. Every inspection is made and every report prepared by an experienced Chartered Surveyor (FRICS). Costs vary according to size, accommodation and date of construction but start at £350 with no VAT to add. If required, we can prepare estimates of costs of repairs and remedial work and we charge for this additional work at an hourly rate. The building report is prepared following a visual inspection and will comment on the general condition of the property, particularly structural elements. However, this will not indicate every single defect in the property, particularly minor ones which would not materially effect the structural stability of the property. Whilst we do not carry out any tests, investigations or enquires into actual or potential pollution/contamination, any indications of pollution or contamination noted from inspection will be reported with recommendations for future action. Contact us for highly competitive Building Report charges. back Constructional defectsA constructional defect report concentrates on one particular defect specified by the client. Common examples are reports commissioned when evidence of movement or damp is discovered. It will report upon the cause of the defect and any remedial works necessary. We can prepare constructional defect reports. back Supervision of building worksFinding the right building contractor and ensuring that work is done to the appropriate standard can be difficult. In the worst cases, the wrong contractor or the wrong standard of work will result in considerable financial costs. We can advise you on the choice of building contractor and undertake full supervision of building works to ensure that things are done right, first time. back Inspection and Certification of Building WorksCompetent Inspection and Certification of Building Works at certain key stages is necessary to prove compliance with the relevant statutory requirements. We can undertake that inspection and if the work complies, we can issue the necessary Certificate.
